Recently I have just attended a lesson, which I personally feel that is a MUST-ATTEND-LESSON if you seriously want to become successful real estate agent.

During the lesson, the speaker, Colin Tan, has showed us how to know whether the sellers are genuine sellers and how he manage to get the exclusive listings from them and more importantly, sell them within 3 days!

The whole process is like an art, a complete art. We have scripts, and they are long, we need to memorize and pracitce them... and it is a MUST.

"Good Salesman are the Person Who Can Remember the Scripts," said by Colin Tan.

During the role-play, he showed us the process how he qualified the genuine sellers, how he get exclusive listings and how he managed to fight for his 2 percents commissions and sold them within 3 days!

Frankly speaking, before I listened what he has shared with us, I was skeptical about this. "Sell in 3 days? How can it be done?" After I have watched finished his "act", I know it is possible(well, because I'm not confidence enough, if not I would use "It can be done!" at here.) to sell in 3 days times. It just all about Negotiating!

Negotiating is the most important skill we have to learn if we want to become successful as a real estate agent. Study the scripts! Memorize the scripts! Practise the scripts! Drill the scripts! Rehearse the scripts! Become the Master of Negogiators!

I would study and memorize the scritps. Keep practise until it naturally become mine. I can't wait to let them become mine. Once I am able to get something done because of those scripts, I would share it here again.

这是为什么：我刚刚观赏完2007年10月19日在台湾播出的“超级星光大道”，参赛者时常因为压力很大而导致忘词或表现得不怎么出色。林志炫老师对这现象发表了自己的评论，之后让主持人陶子姐有了一番感慨。我个人在这一段简单易懂又非常重要的一段话中，受用不少，忍不住要写在部落格上与大家分享。以下是林志炫的讲评：

“唱歌其实在舞台上有两种感觉

一个是表现 一个是表达

那有的人会想的

在台上站着你会想

我表现得这么样。。。

我表现得这么样。。。

我表现得这么样。。。

太注意这个东西的话就会变成说

你觉得收有的Focus(焦点）其实都在自己的身上

歌曲变成是很容易就。。。

你越在意表现反而歌曲会变成配角

所以我要强调的是表达

就是歌曲是主角

当你开始去想

我这首歌表达的怎么样

而不是我这个人今天表现得怎么样的时候

其实已经跳脱出那个，那个层次

当你去想（表现）这件事情的时候

前面那个卡卡的那种紧张的东西

就会出现

你要记得就是接下来每一件事情就是

你一上来最重要的事情就是

我接下来要表达这首歌

当你把注意力都放在上面的时候

很多问题会直接消失，会不见

我觉得这一点很重要”

林志炫老师对表现和表达做了很好的诠释，不是吗？主持人陶子姐听了后马上说：

“林志炫老师，你刚刚这一段讲评

解答了很多所有大家长久以来的困惑喔

而且刚好跟伟忠哥有时候

他说其实 我们来到这舞台上是服务

当我们把表达这件事做好的时候，我们也会发现我们也可以把表现这件事做好！

Dear Friend,

Are you someone who seriously cannot withstand your boss and would like to fire him if possible but you don’t dare to do it because you are worry about your rice bowl? If yes, then this is going to be the most exciting message you will ever read.

Here’s why: Fabian Lim, who started internet business few years ago and he was able to make profit from the internet. He likes to start businesses to make profits. After that, he let the business runs itself and uses what he learnt from the previous businesses and involved in another internet marketing business. And again… he makes profits. Sometimes, he would sell his business and move on to another venture.

And so on.

You get the idea, what Fabian Lim is doing is he creates an internet business and start making profit then he would change to another internet business. Why? Firstly, he can make the internet business profitable and he wants to have multiple sources of incomes. Secondly, he keeps himself at the front lines of the internet business so that he can “sharpen” his internet marketing skill.

Then happened in one day, one of his friends told him that, “Hey, Fabian! Since you have so powerful skill and knowledge of internet marketing. Why not you share to those who want to make money online but don’t know where to find it?” Fabian accepted the idea and started up another business – Asia Internet Academy Pte Ltd.

Guess what? There are more than 1,000 participants from Singapore, Malaysia, Indonesia and Japan have joined his training. And… believe it or not… some of his students even start making money online within 1 week… and so far, there are students who… after attending his training, able to have…

Before Fabian jumped into this industry, before he become an expert internet marketer and long, long time before he was able to make his students to make money online… he was same as every one of you. He was employed by a global management consultancy, Deloitte. He worked very hard. He had passion, he was ambitious, and he was the most hardworking employee in the company… then… suddenly, happened in one evening he was working in his company after working hour. Suddenly, something came into his mind, “Hey, Fabian, you are a hardworking guy. You are talent, you are genius… but why you are not as rich as your boss? Why do you always not have enough time to accompany your love ones?”

It is because… “You are a RAT, a RAT which keep running in a wheel but actually going no where!” “A RAT that it thought it can achieve financial freedom as long as it keeps running but actually it is not!” “You have not created your own passive income! 80% of the rich businessmen in the world have passive income - income that automatically comes into their pocket, no matter of whether they are working or not.” So, he quitted his job and started his own business, but…

He started internet business by spending thousands and thousands of dollars from his pocket to learn how to do business on the internet. He bought a lot of software and e-books, attended courses related to internet marketing. He is a talent and a genius, having worked for many years in a MNC (Multi-National Company) and having spent so much (thousands and thousands) money to learn how to do internet business. How much do you think he earned for the first 4 months in his internet marketing career life? The answer is…

Huh? Yes! You have never seen wrongly. An egg. Nothing. This is the beginning of internet marketer guru Fabian Lim, a genius and talented person. If you had spent thousands and thousands of dollars and this is the result for the first 4 months of your internet business career. What would you do? Abandon the business? Quit? Think this is not suitable for you? And start to find another job again? But… this was not Fabian is going to do… because… he…

Listen: What he did after he has zero income is he reviewed all of his marketing strategies and tactics. He did (not tried) his best to find what he has done wrong to avoid making the same mistakes, and learnt from those gurus who have made profits from their internet business. Finally, he made it.

He started to make money online and after that, he keeps earning everyday, every hour, and every minute and even when you are reading this letter.

“But wait, yeah, I agree with you. I agree that Fabian is great at internet marketing. I do agree I need to have passive income so that I can live happily, but that doesn’t mean I need to jump into internet marketing industry.” Yeah, you are right… but not absolutely… because you don’t know… how BIG the market is.

There are 1,244,449,601 internet users on the entire planet, which means… it has more than… Look at the statistics, Asia has the most internet users among the world regions. Let’s take a country in Asia, a growing country – China, it has about 233 millions internet users. Here is something definitely will impressed you… the online spending in 2007 by China internet users is expected to be…

And now… do you really know how BIG and potential the market is at the moment? And now do you know why internet business? Here are some of perspectives from Fabian:

1) Financial Freedom, there are 2 steps before you become financial freedom.
a) Step #1 – Replacement Income, is simply means that the income can replace your current income before you fire your boss!
b) Step #2 – Investment Income, the income that more than your expenses which you can invest them in anything you want, bonds, real estates, build more businesses, you name it.

2) Time Freedom, to become an internet marketer you don’t need to have 9 to 5 working days. You can do it anytime you want, you can do it while others are sleeping and you can even making money while others are sleeping!

3) Geography Freedom, this part is Fabian personally like the most. He is a businessman who needs to fly around in the entire Asia. He doesn’t need to worry for his business because as long as he has a laptop and within the internet-accessible-area, he is able to do business anywhere… in the world.

Are these QUESTIONS you would ask when it comes to Internet Business?

First Question, “But I don’t have a product, what can I do without it?”
Answer, “You don’t need to have your own product to start your internet business. It is because you can outsource, which mean you can ask somebody to create the product for you. I will teach you how to ask someone to create the products for you – as what I have always done for myself.”
“There are a lot, and I mean a lot, of examples I can show you, You Don’t Have to Create or Owned a Product to Make Money Online.”

Second Question, “I don’t have a website, how do I promote the product without it?”
Answer, “In my training, I will teach you how to create a website without spending a fortune. And more importantly, I can even teach you how to make money in the internet without a website. I have students made it happened!”

Third Question, “I’m too young/old to do internet marketing business?”
Answer, “In my training, my youngest student is 11 years old and my oldest student is 78 years old. And they had made profits with what I have taught them. In internet business, it doesn’t matter you are young or old, black or yellow or white, normal or handicapped or whatsoever. You definitely will make money if you know HOW-TO.”

But wait, there are four serious principal reasons that you need to spend time to think about before you call and know more about his training. Look, Fabian freely admits that he cannot help everyone to make money online if they don’t have correct mindset when come to his training campaign. Here are the four conditions that must exist in your mind before you come to Fabian’s training campaign:

1. You must bear in mind that there is no free lunch in the world; no matter you are in online or offline business. You definitely have to pay for something. There is no such thing as a free lunch.

2. You must have an open mindset. To learn internet marketing is a very new skill to most of the people in the world. Sometimes you have to abandon some of your traditional knowledge to do the internet business.

3. You must take action. You need to take actions to do your business, no matter how many obstacles in front of you. You need to face the challenges. You may come to Fabian’s team to ask for advices or helps. They can help you to solve the challenges – together. But in the end of the day, you are still the one who have to solve the challenges.

4. You must know that internet business is not a get-rich-quick business. It take times and patience to let the business grow. Do you still remember that Fabian has never earned a single cent before he got his sales in the fourth month of his internet business career?
